Seven things an engineer checks before buying land

Taşkesik House · the relationship with the land

As a team that has been walking plots of land for thirty years, we can say this plainly: a good house is won or lost at the moment the land is bought. The view and the price matter, of course, but what a plot is really worth is usually decided by things you can't see at first glance.

1. Ground conditions

Any plot bought without a soil survey is a risk. The difference between rock and alluvial fill can multiply your foundation cost several times over. Even the foundation types of neighbouring buildings offer clues before you buy.

2. Zoning and buildable area

The deed alone is not enough; always ask for the current zoning certificate. Floor-area ratios, setbacks and height limits tell you whether the project you dream of can be built on that plot at all.

3. Orientation and sun

On the Aegean and Mediterranean coasts a house wants shade in summer and sun in winter. The direction of the plot's long edge, where morning and evening light comes from, the prevailing wind; these shape the plan directly.

4. Utilities

Electricity, water, sewage and road access. The distance to the nearest transformer and mains line is one of those invisible items that strain a budget.

5. Slope

A slope is nothing to fear; handled well, it buys you views, natural ventilation and striking architecture. But retaining walls and excavation must be priced in from the start.

6. Access and site logistics

On a road a concrete mixer can't enter, both cost and schedule grow. As a team that has built on terrain as demanding as Faralya, we can tell you: logistics is as much a part of the project as the building.

7. Surroundings and the future

What will today's empty neighbouring plots become tomorrow? The zoning activity around you decides how long your view and your privacy will last.

Choosing land looks like a matter of the heart; in truth it is half engineering, half patience.
